FINDING PREMISES

Whether your business operates from a single place or multi site location, the procedure for occupying new premises is broadly similar and follows a series of logical steps. Please click on a section below to find out more.

1. Establishing a brief

We will need to meet you to understand the nature and aspirations of your business and provide you with strategic advice to establish an accurate brief. Decisions on size of premises, layout, location, specification and cost will need to be determined to establish a specific brief.

2. Search

We will carry out a detailed search in the market of suitable options conforming to the specific brief. Viewings will be arranged and a shortlist identified.

3. Due Diligence

Once a preferred choice has been selected, we would carry out appropriate due diligence to verify the facts, for example, costs and by a measured survey, the net internal area of the accommodation. The due diligence process is designed to establish at an early stage that the preferred choices are suitable.

4. Negotiation of Terms

The acquisition of new premises will either be by way of taking a new lease or alternatively an assignment of an existing lease.

In the case of a new lease, we will negotiate and advise on your behalf the following terms:-

1. Lease length and flexibility by incorporation of break clauses.
2. Cost of occupation, rent, rates, service charge and insurance.
3. Incentives including rent free periods and capital payments.
4. Rent reviews
5. Schedules of Conditions.
6. Specification
7. Warranties
8. Service Standards
9. Tax efficient structures

In the case of an assignment of an existing lease from either tenant, you will effectively take over the lease and all the obligations that go with it. The value of the lease will be dependent on the state of the market and how favourable or otherwise the term of the existing Leases are.

5. Conclusion of the Transaction

Once all the heads of terms have been negotiated, these are then circulated to the solicitor for both the landlord and tenant and the lease is then settled. We will work with your solicitors and other advisers to assist in the settlement of the documentation.

6. Space planning and fitting out

We can assist you in the selection of suitable advisers and contractors including full delivery of the fitting out of your requirement.

The fitting out will adapt the premises to meet your specific operational needs, for example, partitioning, specialist facilities, data comms and furniture.

7. The Move

Once the fitting out has been completed, the move then takes place and we can advise you on the moving process if required.
